The quarter within the boundaries of Bebel, Gotwald, and Kondratiev streets is being prepared for resettlement. Currently, the area essentially represents a neglected private sector with a lack of normal infrastructure—roads, shops, and children's institutions.
According to the source 66.RU, about 90% of the land has already been purchased by developers, and only a small part remains with the residents of the old one- and two-story houses. A fundamental decision on the development of the territory, including plots with private construction, has already been made within the framework of the CRT mechanism.
This concerns the demolition of the dilapidated private sector on the banks of the Iset River near UrGЮU and the construction of new residential quarters. As market participants explain, with the majority of votes in favor of developers, the authorities effectively have no obstacles to launching the CRT.
Some owners have already entered into agreements with developers, receiving prices for their plots that are 20-30% above market value. However, after the launch of the CRT, those who expect to sell their land for a higher price may face risks: plots may be expropriated, and the buyout price determined by appraisal. In case of disagreement, disputes may be resolved through the courts, while the authorities have the right to initiate the expropriation of property.
