Nikita Slovikovsky, founder of the rental portal and real estate agency Drazhe, named the average rental price for a room and for the most in-demand types of apartments in Yekaterinburg. Slovikovsky believes that rents will get cheaper and gave the reason why he thinks this should happen.
According to Nikita Slovikovsky’s Telegram channel, this month a room is rented on average for 15,000 rubles, a studio for 29,000 rubles, a one-room apartment for 32,000 rubles, and a two-room apartment for 36,000 rubles. In all cases tenants also pay utilities separately.
Over the year only room rents have risen slightly (by 2,000), but even they will, the realtor believes, fall back to January levels by winter. “And throughout the winter, spring and summer of 2026 they will continue to fall,” writes Slovikovsky.
The author of the review blames the situation on an “oversupply” of housing in big cities due to preferential mortgages. Apartments bought “as a reserve, for children” are entering the rental market, saturating it with excess supply.
“But the number of individual ‘rooms’ for rent on the market is not growing. No one bought 2–3-room apartments in new buildings with preferential mortgages in order to then rent them out ‘by the room,’” Nikita explained his version.
In small towns the reason for the “oversupply” of housing is of a different nature. Few people can afford to buy resale apartments with cash today, and while such deals still occur in Yekaterinburg, it is difficult in a small town. Therefore many owners of vacant apartments are also entering the rental market.
According to the expert, only a cut in the Central Bank’s key rate can change the situation.
