In Yekaterinburg, a female student sold her apartment under the influence of scammers and sued the buyer. What did the court decide?
In Yekaterinburg, the court approved a settlement in the case concerning the sale of an apartment under the influence of fraudsters. This is precisely the scheme now called the "Dolina" scheme.
The Oktyabrsky District Court of Yekaterinburg terminated proceedings in the case, combining two claims into one. The plaintiff, 20-year-old student Anna from Chelyabinsk, demanded that the sale contract for a one-room apartment in Yekaterinburg, concluded with the buyer Artyom, be declared invalid and that the consequences of the transaction's invalidity be applied. Artyom filed a counterclaim seeking to remove Anna from the registration records.
According to the press service of the Sverdlovsk court, in July–August 2025 Anna was deceived by fraudsters. They posed as employees of the Gosuslugi technical support service, Rosfinmonitoring and the FSB and, under the pretext of cooperating with law enforcement to prevent the financing of terrorism, intimidated her. As a result, Anna sold her apartment for 3.6 million rubles.
Nevertheless, the parties managed to reach an agreement. The court approved a settlement under which Artyom transfers ownership of the apartment to Anna's mother. Payment will be made via an irrevocable covered letter of credit, which will ensure the security of the transaction. Thus, the apartment will return to the victim’s family, and Artyom will receive his money.
Earlier it was reported that apartments began to be sold in Chelyabinsk without the "Dolina effect."
