Details have emerged about the planning of a new residential space that is set to appear on the site of the "Dirigible" trading city in Botanika. The commercial function will not disappear but will be integrated into the ground floors of the buildings in the form of a trade and service gallery, reports 66.RU.
The basis of the new quarter's layout will be a through pedestrian alley that will connect with the existing routes for people in the area. The project does not provide for fences, barriers, or entry control systems. Thus, residents will not have to bypass the new residential quarter around its perimeter. All pedestrians will be able to use the alley for walks or as a route to the stops.
The current surface parking lots will become pedestrian zones with trees and benches. The automotive infrastructure will be moved to an underground level beneath the courtyards: about two thousand parking spaces are planned.
On the ground floors, sports, social, and commercial facilities will be located. The construction will not be monolithic to maintain the visual permeability of the area. In the future, around five thousand residents will live in buildings ranging from 2 to 30 stories.
For the residents of the new quarter, an underground passage from the residential complex directly to the "Botanicheskaya" metro station is planned, writes 66.RU. A shallow water feature is planned in the depths of the quarter.
All existing municipal intercepting parking lots at the metro station will be preserved in full. All existing public transport stops in the area will also remain.
The project is currently at the stage of preparing urban planning documentation and technical agreements with the metro and the city administration, writes 66.RU.
The "Dirigible" will continue to operate even after construction begins in 2027. The first phase involves the construction of two residential buildings on the site of the spontaneous market and does not affect the shopping center.
As previously reported, the developer of the space is the GC "Atlas-Development." The Yekaterinburg developer purchased "Dirigible" back in 2023.
In April, public hearings on the project took place, during which a third of the participants opposed further residential development in Botanika. However, most of their comments were rejected.
